I don't want to deal with guests direct, is there an option?

Yes, if you don't want to take payments or deal with guests direct then link your website straight through to Airbnb. Our sites are Google friendly, and get found so think of it as a funnel straight to your property on Airbnb.

How do I receive payments when someone books?

The simplest way to receive payments is to provide your bank details. However, some guests may prefer to pay with a credit card, in which case, we recommend setting up a PayPal or Stripe account. Or you may want to just link straight to Airbnb and take payments that way and pay their commission charges.

My images don't look like they are high resolution?

We recommend using high-quality images to display your property to guests. Images on Airbnb aren’t large format, if you do have high resolution images send them to support@bookl.uk, and we will upload them for you. Please number your images in the order you want them to appear, for example, 1-livingroom.jpg, 2-bedroom.jpg, 3-livingroom.jpg.

I want a different template, what can I do?

We will soon offer a template customisation service. For now, you can choose between a sans serif or serif font. Contact us at support@bookl.uk if you want to change what we have chosen for you.

How do I change the text and images on my website?

If you want to change your website's text or images, contact: support@bookl.uk

How do I add my rates?

We know (as hosts ourselves) that you might change your rates daily so we suggest you let a guest contact you direct, or link to your Airbnb page. We will be adding a 'rates' feature soon.

I have my website; what's next?

There are several things you can do to drive traffic to your website.

Below are some ideas but if you want Bookl to handle your SEO (search engine optimisation) and social media presence please contact us.

Post a banner announcing your new website to your social media followers and post on your personal pages, ask your friends to share the good news!

Join local groups on Facebook and announce your ‘guesthouse’ - always include a link to your site.

List your site with Google. For best results it would be better to have your own URL (e.g. www.kirabeachhouse.co.uk) - to learn how to list your site click here.

Set up some PPC ads on facebook. If you are not skilled in this field then engage experts. Bookl can help if needed.

Grow your social media following, Facebook, Instagram and Tik Tok will get the best results, it takes time but will be worth it.

Contact travel bloggers, local newspapers and ask them to feature you.

Does Bookl offer insurance?

No, as we do not charge any commissions and only provide website building services, we do not cover insurance. As a host, you should have your property insured.

How do I handle cancellations?

If a guest wants to cancel their booking, they will contact you directly since you are handling payments. You will need to discuss refund options with the guest. You can also adjust your cancellation terms on your website.
